Owner’s guide

Know your lot: repave, resurface, or repair?

Free advice we give every prospect — whether you hire us or not. Match what you’re seeing to the right fix and you’ll spend a lot less over the life of your pavement.

You’re seeing

Isolated cracks & potholes

Scattered cracks under ¼″, a few potholes, faded striping — but the surface is mostly flat and drains well.

The right fix: repair & crack fill

Cheapest option by far. Do it in fall, before water gets in and winter turns cracks into potholes.

You’re seeing

Widespread surface wear

Gray, rough asphalt with cracking across large areas — but no sinking, heaving, or standing water.

The right fix: milling & resurfacing

We grind off the worn surface and lay new asphalt over your sound base — a new lot at a fraction of replacement cost.

You’re seeing

Alligator cracking & sinking

Interconnected “alligator” cracking, ruts, standing water, or areas that sink — signs the base itself has failed.

The right fix: full reconstruction

Overlaying a failed base wastes money — the cracks come right back. Tear-out and a new engineered base is the better spend.

Not sure which one you’re looking at? Send us a photo or book a free site walk — we’ll tell you honestly, even when the answer is “just crack fill it this year.”

The lot owner’s maintenance calendar

YR 1

Cure & protect

New asphalt hardens over its first season. Keep dumpsters and heavy point loads off the edges.

YR 2–5

Crack fill yearly

Walk the lot each fall. Filling cracks before winter is the highest-ROI dollar you’ll spend on pavement.

YR 5–15

Patch & restripe

Patch failing areas promptly and restripe every 2–3 years — bright lines are cheap curb appeal and safety.

YR 15+

Resurface

A well-maintained lot earns a mill & overlay instead of full replacement — plan it into your capital budget early.

Your 5-year pavement capital plan

Commercial pavement isn’t bought when it breaks — it’s bought when it’s in the budget. Every free lot assessment comes with a written 5-year plan you can take straight into your capital budget meeting: what your pavement will need, when, and roughly what to set aside each year.

01 · Condition assessment

We walk and photograph every section of your lot and grade it good / fair / poor, so you know exactly where you stand.

02 · Zoned site map

An aerial of your property divided into zones, color-coded by condition — the page your board or committee will remember.

03 · Year-by-year plan

What each zone needs and when — crack seal, restripe, patching, mill & overlay — sequenced so small fixes prevent big ones.

04 · Budget ranges

Planning ranges per year — not a bid — so you can set aside the right capital before the work is ever urgent.

Sample plan · retail lot, 40 stalls
YR 1Crack seal all zones · restripe$4–6k
YR 2Patch failing areas near entrance$8–12k
YR 3Mill & overlay drive lanes$25–35k
YR 4Crack seal & restripe$4–6k
YR 5Reconstruct north lot section$40–55k
Illustrative ranges for planning only — your plan is built from your lot’s actual condition.
The cost of waiting

A crack you can seal this fall for a few thousand dollars becomes a failed base in two or three winters — and a mill & overlay costing ten times more. The plan shows your board exactly which dollars now save which dollars later. That’s what gets budgets approved.

Budget season is now

Most property managers, HOA boards, and facilities directors set next year’s capital budgets in Q4. Book a free assessment in October or November and your pavement plan is in the budget before the 2027 paving season — not competing after it’s set.

Questions property managers ask

Parking lot paving FAQ

How much does parking lot paving cost?

It depends on square footage, base condition, drainage, and access. Milling & resurfacing costs a fraction of full reconstruction, which is why we assess the base first. Every estimate is free, written, and good for 30 days.

Will my business have to close during paving?

Usually not. We phase the work in zones so part of your lot stays open, and we schedule around your busiest hours. Most resurfacing jobs are drivable again within days.

How long does a commercial lot take?

Small lots can be milled and resurfaced in a couple of days; full reconstruction of a large lot may run one to two weeks. You’ll get a phased schedule with your quote so you can notify tenants and customers.

How long will a new asphalt lot last?

With yearly crack filling and prompt patching, 20–30 years in Minnesota. The biggest lifespan factors are base quality and drainage — both engineered into the job on day one.

Do you handle striping and ADA compliance?

Yes. Layout, stall striping, fire lanes, and ADA-compliant spaces and signage are included in your quote, so your lot is compliant and ready to open when we leave.

What’s the best time of year to pave?

Late spring through early fall — hot-mix asphalt needs warm ground to compact properly. Summer books fast; a spring estimate locks your spot on the schedule.
